RENTAL TERMS & CONDITIONS
DURATION
The rental can not be extended without the prior written consent of the owner who will set the conditions.
The tenant declares that he does not exercise and does not seek to exercise any profession in the renting and that the premises which are the object of this contract are rented to him only as temporary residence, major conditions without which the present renting would not have been granted.
PRICING
The tenant having paid a deposit on the rent undertakes to take possession of the premises at its disposal stated in the contract and to pay 30 days before his arrival the balance of the rental price whatever may occur; illness, accident or unforeseen event.
SECURITY DEPOSIT
A security deposit is to be paid for damage that could be caused to the rented property. This is in addition to the balance of the rent. The security deposit will be returned within a maximum period of one month after the departure of the tenant, by the owner, after any deductions made to cover any damage, loss or cleaning. The amount thereof shall be duly justified by the owner on the basis of the inventory departure check , quotes, and invoices. If the deposit is insufficient, the tenant agrees to make up the sum to the total of the invoices furnished by the owner. The deposit shall not be taken as part payment of the rent.
TENANT'S OBLIGATIONS
The property is rented fully furnished and equipped. Its accommodation capacity is of fifteen people.
The tenant agrees to take the rented premises in the state they will be at the time of entry and to lodge in the house no more than fifteen people maximum.
Furniture and household items must suffer only from depreciation resulting from the normal use for which they are intended. Those who, upon the expiry of this agreement, are missing or have been removed from service for reasons other than normal wear and tear shall be paid or replaced by the tenant with the owner’s consent. This clause also applies to equipment and household linen.
It will be retained, if applicable:
(a) the value of broken or cracked objects;
b) the price of washing or cleaning carpets, blankets, mattresses, bedding, etc ... that have been stained.
The tenant undertakes to use the furniture and fittings provided in the rented property for the use in which they are intended and in the places where they are located. He formally forbids transporting them outside the rented premises.
The tenant shall refrain from throwing into the toilets any non-biodegradable products such as condom, tampon or sanitary towel, otherwise he will be liable for any costs incurred in order to restore the septic tank to which they are connected.
IN NO CASE can the tenant sub-let the property, even for free. Doing so will render the rental
contract null and void. The property is rented exclusively for holiday purposes and must not
be used for the exercise of any professional activity. The owner will ensure that the property is made available in a condition that corresponds to its description. The tenant should leave the property at the time agreed in the contract or at a time agreed with the owner after a full inventory has been carried out. The number of tenants may not exceed the maximum capacity indicated on the description of the property. The organisation of special events is not authorized.
The tenant shall allow urgent work to be carried out on the premises as well as repairs of common equipment and conduct maintenance to keep the rental property in habitable condition.
The tenant will not be able to bring in any animals on the rental property, even momentarily.
It is stricly forbidden to put clothes on windows and balconies.
The tenant must, as soon as possible, inform the landlord of any anomaly found. If not, it could be considered its own.
INSURANCE
The tenant must imperatively justify, at the latest on the day of the rent's balance settlement, the subscription of home insurance policy having a representation in France against the rental risks of the property, including its furniture, with waiver of appeal against the owner.
OWNER'S OBLIGATIONS
The owner undertakes to provide the tenant with the rented accommodation in accordance with the description and to respect the obligations resulting from this agreement.
ELECTED DOMICILE
The owner and the tenant elect domicile in their respective homes. In the event of a dispute, the Avignon District Court will have sole jurisdiction and only French law will be applicable.

- enter the information included in this document on a computer file: in accordance with the law, the tenant has a right of access and rectification to be formulated from the representative: the implementing rules will be agreed by mutual agreement.
